How much does a custom home cost per square foot?
Around Waco, a true custom home generally runs about $250 to $400 per square foot before land and site work, so a 2,000 square foot home often lands between $500,000 and $800,000. Your lot, design, and finishes move that number. The honest answer comes from a site visit and a written estimate. We’ll show you where the money goes line by line, so you can decide where to spend and where to save.
Can you build on land I already own?
Yes. We’ll walk the lot with you first to check access, soil, utilities, and setbacks, because those affect the budget before a single wall goes up.
How do construction loans work?
The lender pays in stages as work is finished and inspected. Many loans convert to a regular mortgage when the home is done. Our lending partner can pre-approve you before plans are final so the numbers match.
What is an allowance?
A set budget for something you’ll choose later, like flooring or light fixtures. If your pick costs more or less, the difference is written up so nothing is a surprise.

We work with our lending partner, Trinathen Lending, so the loan and the build move together: pre-approval up front, draws paid as the work gets done, and one plan from the lot to the keys.
